Pre-Contract Services

  • Advising and assisting in the preparation of suitable contract documentation, writing schedule of works, bills of quantities based on shorter method of measurement, employer’s requirements.
  • Reviewing and advising on contract documents prepared by the Developer’s team and clarifying the extent of the instruction and duties of the various parties.
  • Checking that all site investigations such as sub-soil reports, soil contamination, site drainage, potential archaeological issues etc, have been completed. Reviewing the reports and commenting on the findings, proposed solutions and forecasting potential cost implications.
  • Checking that all the necessary statutory consents are in place, in particular; Planning Approvals, Building Regulations Approvals, Listed Building Consents, Public Health Acts, Fire Authority Approvals.
  • Reviewing insurance arrangements made by the Developer or the Contractor.
  • Detailed evaluation of tenders and project cash flow forecasts.
  • Preparing cash flow forecasts against Contractor’s programme.
  • Review drawings, specifications, tender and/or contract documents, in support of the building contract.
